Property Analysts Predicts Brisbane House Prices to Fall by 5 Percent

Property group announces, the reason being global bank interest rate hike, which forces the customers to shun away from investing in real estate. It is expected that the unit price could slash to a massive ten percent by the coming year, which is the major cause for fall in Australian property value.

Australian Property Monitors (APM) surveys that the house prices have fallen in Brisbane and other four major cities in Australia in the previous months causing the worst ever market fall in the last four years. It is also analyzed that a further dip of about 10% could be seen in the next few months. Brisbane poised a 3% slam in property rate falls only after to Hobart and Perth, whereas, Perth stands at 2.8% and Hobart at 3.8%.

Property group learns that the fall of prices of Brisbane house prices by 5% may be due to the auction clearance rates which were hiked from 25% to 60%.

Here it is also to be noted that the inflation has bloated to 4.5% in the month of June to increase the June quarter consumer price index (CPI) by 1.5%. This results in an ultimate increase in cost of living by 4.5%. It is also viewed as the highest since 1991. This inflation puts Brisbane house prices to fall by 5pc as it has been alleged by the property group.

This fall by 5 percent is a result of the increase in the consumer price index (CPI and as such there has been a hike in housing loans and in the price of crude oil. So today it happens that we spend more and buy less. Even though the purchasers have reduced on their expenditure the cost of living has increased drastically.

You will be surprised to know that the increase is beyond the suggested Reserve Bank of Australia (RBA) range of two to three percent. You would be wondering where the predicted 1.3 % and the range of 4.5% were seen today.

It is also seen that Brisbane is the only city where both house rates and unit values have come down drastically. It is even predicted to drop further to ten percent in a years' time. There by a reduction of forty four thousand dollars from a house is estimated. In the coming years the loan formalities would even worsen, with increase in interest rates, the customer will be forced not to invest in real estate. Here, the banks have started increasing the mortgage rates and if the Reserve Bank of Australia increases the interest rates, it will make matters worse.

Already, real estate dealers have less construction work and most of them have put a halt to their dream of buying a property. In Queensland alone a fall of 7.3% was experienced during the month of June, proving that Brisbane house prices would fall by 5%

The Contract for Sale sets forth all of the conditions, restrictions and requirements that must be satisfied in advance of the ultimate and final sale and conveyance of the property. The primary conditions generally are the buyer obtaining financing and the seller making certain that there are no encumbrances on the real estate that would preclude its transfer to a new owner.

In most locales in Australia, once the Contract for Sale the deposit that is made by the buyer becomes irrevocable -- in short, the buyer can't get his or her deposit money back. However, in some Australian states there is a ten day "cooling off period" following the execution of the contract for sale. Within this time period, if the seller decides to back out of the contract, he or she can do so without losing the security deposit. Melbourne's automated ticketing system operates on all train, tram and bus services in the metropolitan area. One ticket allows you flexible travel between trains, trams and buses.

Where can I get one?
Metcards , time tables, maps and pocket guides are available from the MetShop located at the Melbourne Town Hall on the corner of Swanston and Little Collins Street,supermarkets like Coles and Saveway, convenience stores, post offices, book stores - you name it- just look for retail outlet displaying blue Metcard signs. You can buy a metcard from one of Metcard ticket machines at train stations, on trams and buses.

Fares & Tickets

Fares are varied by the different zones and Metcard types. Most fares are based on two zones - Zone 1 and Zone 2 (there was Zone 3 when I was in Melbourne 7 years ago but it was removed from the Metcard system and merged into Zone 2.). You just simply select the zone(s) you will be traveling in and type.

Major Metcard types

2 Hour Metcards allow you unlimited train, travel and bus travel but they expire two hours from the next full hour after they are first validated.

(Tip: 2 Hour Metcards first validated after 6pm are valid until 3am the next day. So a 2 Hour Metcard is enough for Melbourne night life)

Daily Metcards allow unlimited train, tram and bus travel for a day within selected zones.

Weekly Metcards allow for seven consecutive days of unlimited train, tram and bus travel within selected zones.
(Tip: Weekly Metcards can be used for weekend travel across Zones 1 and 2 irrespective of selected zones on tickets.)

Monthly or Yearly Metcards allow for unlimited train, tram and bus travel for one month or one year within selected zones.

You should also be aware that traveling without a valid Metcard could lead to a fine. I also advice you to travel around central Melbourne by Free City Circle Tram service. The City Circle Tram service allows a free ride to major attractions , shops and city activities.

The Hidden jewel of New South Wales by Jenny Brewer

Yamba is one of my favourite places to visit, and tucked away like a hidden jewel of northern New South Wales, it offers something for everyone with its blend of panoramic scenery and perfect weather. Word is spreading as more and more visitors search out the beaches, relaxing walks and fantastic fishing spots so common to this area. It's the ideal destination for a campervan holiday, with many great spots to stop for a while and perhaps set up home for a week or two.

Located at the top of the Clarence River, just north from Coffs Harbour or three hours south from Brisbane on the Pacific Highway, Yamba is still far enough away to keep its unique, relaxed atmosphere. There is so much to love about this destination, one of them being the view as you drive to the lookout of the beaches and jetty below. Easy to find, you just head to the end of the road, past the local shops, until you see the blue coastal waters stretching out to the horizon. There are plenty of grassy spots to set up a picnic and just enjoy the sea air while the kids stretch their legs. Then of course it's time to explore and head down the beach, jetty and rock pools.

This is the place to visit even if just for the incredible climate. Temperatures range from approximately 20 to 30 degrees in summer down to 10 to 20 in winter. Any time is a great time to come here, although in the summer months it is harder to find a place to stay so you will need to book early. Another plus is that you can swim in the beaches all year round.
There are eleven beautiful beaches to choose from, each with a diversity of its own. Turners Beach is great for the family, with rock pools, picnic tables, amenities and rock fishing. Whiting is protected so just as good although not patrolled. Main Beach is popular, with a huge salt water pool, picnic tables, café and patrolled beach ideal for the kids. My favourite is Convent beach, tucked away from view and a great location to set up for the day. There is great snorkelling here and plenty of rock pools to explore. Turners and Pippis are the only other patrolled beaches in Yamba, so always keen a close eye on the kids wherever you go.

Shelley Beach is a fantastic destination if you are looking for some adventure. Taking close to two hours walk along the coast you will need to pack well and bring your camera for the stunning views along the way. Bring your fishing rod or line as the fishing is great here. Surfers will love Angourie Point, with the rolling waves drawing pros and amateurs to test their skill in the breaking waters. It is also a beautiful place just to walk along the beach, enjoy the stunning views and numerous rock pools.

Whale watching is another popular attraction. The two most common whales are the Southern Right Whale and the popular Humpback, normally seen between August to September. Head to the Yamba Lighthouse and Angourie for a better chance to watch them on their journey along the coast.

The Yuraygir National Park is a few minutes drive away, with incredible vegetation and bushwalking available. There is abundant birdlife and wildlife here, and raw beauty unequalled in other coastal regions. Being on the world heritage list, this stunning national park makes up many of the beaches and lake systems unique to Yamba.

My choice of caravan park is the Blue Dolphin Holiday Resort, ideal for so many reasons. There is everything you need here, and more. It is the perfect base for the family, with an organised activity program, sites along the Clarence River, swimming lagoons, spa and toddler town. The list goes on. Once you are settled, you have the choice to go fishing, play tennis, hire a boat and explore the water ways, or head down to the beach to enjoy time with the family. In other words, it is the best environment to finally recharge those batteries and have some quality time with your favourite people. Powered grassed sites start from $40/night or $280/week.
Yamba is a perfect idea for a campervan holiday. Ideal for water lovers, there are so many activities to choose from, or you can while away the time just reading and relaxing. Sydney Cbd Office Market

The Sydney CBD commercial office market will be the prominent player in 2008. A rise in leasing activity is likely to take place with businesses re-examining the selection of purchasing as the costs of borrowing drain the bottom line. Strong tenant demand underpins a new round of construction with several new speculative buildings now likely to proceed.

The vacancy rate is likely to fall before new stock can comes onto the market. Strong demand and a lack of available options, the Sydney CBD market is likely to be a key beneficiary and the standout player in 2008.

Strong demand stemming from business growth and expansion has fuelled demand, however it has been the decline in stock which has largely driven the tightening in vacancy. Total office inventory declined by almost 22,000m² in January to June of 2007, representing the biggest decline in stock levels for over 5 years.

Ongoing solid white-collar employment growth and healthy company profits have sustained demand for office space in the Sydney CBD over the second half of 2007, resulting in positive net absorption. Driven by this tenant demand and dwindling available space, rental growth has accelerated. The Sydney CBD prime core net face rent increased by 11.6% in the second half of 2007, reaching $715 psm per annum. Incentives offered by landlords continue to decrease.

The total CBD office market absorbed 152,983 sqm of office space during the 12 months to July 2007. Demand for A-grade office space was particularly strong with the A-grade off market absorbing 102,472 sqm. The premium office market demand has decreased significantly with a negative absorption of 575 sqm. In comparison, a year ago the premium office market was absorbing 109,107 sqm.

With negative net absorption and rising vacancy levels, the Sydney market was struggling for five years between the years 2001 and late 2005, when things began to change, however vacancy remained at a fairly high 9.4% till July 2006.

Due to competition from Brisbane, and to a lesser extent Melbourne, it has been a real struggle for the Sydney market in recent years, but its core strength is now showing the real outcome with probably the finest and most soundly based performance indicators since early on in 2001.

The Sydney office market currently recorded the third highest vacancy rate of 5.6 per cent in comparison with all other major capital city office markets. The highest increase in vacancy rates recorded for total office space across Australia was for Adelaide CBD with a slight increase of 1.6 per cent from 6.6 per cent. Adelaide also recorded the highest vacancy rate across all major capital cities of 8.2 per cent.

The city which recorded the lowest vacancy rate was the Perth commercial market with 0.7 per cent vacancy rate. In terms of sub-lease vacancy, Brisbane and Perth were one of the better performing CBDs with a sub-lease vacancy rate at only 0.0 per cent.

The vacancy rate could additionally fall further in 2008 as the limited offices to be delivered over the following two years come from major office refurbishments of which much has already been committed to.

Where the market is going to get really interesting is at the end of this year. If we assume the 80,000 square metres of new and refurbished stick re-entering the market is absorbed this year, coupled with the minute amount of stick additions entering the market in 2009, vacancy rates and incentive levels will really plummet.

The Sydney CBD office market has taken off in the last 12 months with a big drop in vacancy rates to an all time low of 3.7%. This has been accompanied by rental growth of up to 20% and a marked decline in incentives over the corresponding period.

Strong demand stemming from business growth and expansion has fuelled this trend (unemployment has fallen to 4% its lowest level since December 1974). However it has been the decline in stock which has largely driven the tightening in vacancy with limited space entering the market in the next two years.

Any assessment of future market conditions should not ignore some of the potential storm clouds on the horizon. If the US sub-prime crisis causes a liquidity problem in Australia, corporates and consumers alike will find debt more expensive and harder to get.

The Reserve Bank is continuing to raise rates in an attempt to quell inflation which has in turn caused an increase in the Australian dollar and oil and food prices continue to climb. A combination of all of those factors could serve to dampen the market in the future.

However, strong demand for Australian commodities has assisted the Australian market to remain relatively un-troubled to date.

The outlook for the Sydney CBD office market remains positive. With supply expected to be moderate over the next few years, vacancy is set to remain low for the nest two years before increasing slightly.

Looking forward to 2008, net demands is expected to fall to around 25,500 sqm and net additions to supply are expected to reach 1,690 sqm, resulting in vacancy falling to around 4.6% by December 2008.

Prime rental growth is expected to remain strong over 2008. Premium core net face rental growth in 2008 is expected to be 8.8% and Grade A stock is likely to experience growth of around 13.2% over the same period.

With this in mind, if demand continues as per current expectations, the Sydney CBD office market should continue to benefit with rents rising due to the lack of existing stock or new stock being offered until at least 2010.

Back in 1999, my first visit this restaurant was by chance when I was thinking of having something to eat but not western food, then I found King of Kings. Since then I never miss stopping by at the restaurant when I visit Melbourne.

Located at China Town (209 Russell St Melbourne) King of Kings offers a full range of chicken, pork and seafood dishes, alongside such items as roast meat and egg chiffon. Try its signature dishes like BBQ pork on rice or Roast duck on rice. It open daily from 11 am till late, the restaurant has 40 seats available bale to serve you . Yeah, sometime the service is not really that good. But at the cost of $9-$10 with excellent taste, I still think the King is still king of kings.

For example, you can take a hot air balloon trip above the city and the Yarra Valley, go on the Golden Mile Guided Walk, a Town Hall tour, the Hidden Bars of Melbourne, (a fun tour which visits five bars, including the Ice Bar), the Melbourne Cricket Ground Tour plus lots more!

If you've got kids in your party, be sure to visit Melbourne Zoo, which houses many species from around the world. You can, of course, also see Australian wildlife such as kangaroos, koalas, wombats and platypus! Melbourne Aquarium is also worth a visit and is an ideal family-friendly attraction.

If you fancy seeing the city from a great height, then visit Melbourne 360, which is an amazing observation deck from which you can view the city from the top of the Rialto building. If you've got a real head for heights, then also be sure to check out Eureka Skydeck 88, which is a fantastic observation deck at the top of the Eureka Tower. From there, you can see the most spectacular panoramic views of the city. Also located here is The Edge, an amazing glass cube which sticks out of the building. You can go inside the glass cube (if you dare!) and take in all the incredible views!
